Sales have not shown a growth in values of this Amazing Spider-Man comic book. There is little to recommend this book over other Amazing Spider-Man comics from the period.

The record sale is a fluke. As seen from the recent CGC 9.8 sale, the 9.9 is not a sale that could be repeated. I'm not a fan of the cover art. This is one of the cheaper books of the era.

A late 1960s Amazing Spider-Man comic that has never been especially valuable. The record sale is for a 2017 CGC 9.8 sale, way down from the peak in the early days of graded books.
Recent sales have shown a softening of values. It's a common issue.
